Comprehensive rehabilitation in the heart of Palma's old town The Pescatería project is a comprehensive renovation carried out in the heart of Palma's historic center, between two of the city's most emblematic and bustling pedestrian streets. This complex and highly technical intervention aimed to restore a traditional building, preserving its architectural identity while adapting it to current habitability and regulatory standards.


Highly complex structural intervention The project involved the complete demolition of the building's interior, preserving only the original façade and certain load-bearing walls, which were structurally reinforced where necessary. Approximately 80% of the existing structure was dismantled, requiring meticulous shoring and temporary stabilization work in a very confined urban environment. Reconstructing the floor slabs, many of which were made of wood, posed one of the project's greatest technical challenges, both due to the limited availability of auxiliary equipment and the need to carry out the work without affecting adjacent buildings. Precision in the planning and structural execution was key to ensuring safety and stability throughout the entire process.


Heritage conservation and regulatory adaptation The historic façade has been fully preserved, clad with lime mortar to respect the traditional aesthetic of the old town. The ornate interior railings have also been conserved, adapted to current regulations without losing their original character. The new exterior woodwork and the addition of new windows on the ground floor improve the entry of natural light, maintaining a balance between contemporary intervention and respect for the historic surroundings.


New residential and commercial program The resulting building houses six apartments of varying layouts, as well as a ground-floor commercial space that enhances the area's urban activity. The apartments enjoy privileged views of Palma's old town, blending seamlessly into an urban environment of significant architectural and cultural value. The ground floor is dedicated to commercial use, while the upper floors contain the apartments, including one unit with a private rooftop terrace, offering an exclusive outdoor space in the heart of the historic center.
