Located at Paseo del Born 10 and Calle Paraires 24 in Palma de Mallorca, we have completed the construction and comprehensive renovation of the Hotel Nivia Born, an exclusive boutique hotel situated on one of the most emblematic and elegant avenues in the city's historic center. This non-residential building project consolidates Construcciones Llull Sastre's expertise in the construction and renovation of boutique hotels in Palma, combining structural intervention, space optimization, and high-precision technical execution in established urban environments.
Renovation and expansion in the heart of the historic center
The project involved the renovation and expansion of the existing building, creating 24 hotel apartments distributed across a property comprising a basement, ground floor, and seven upper floors. The project required detailed planning due to its strategic location in the center of Palma, with logistical limitations and technical constraints inherent to buildings in a historic setting. Two separate ground-floor entrances were designed from Calle Paraires, one for guests and the other for staff and evacuation, ensuring operational functionality and regulatory compliance. Vertical circulation was achieved through two continuous staircases connecting all floors from the ground floor to the top stairwell, guaranteeing fluidity, safety, and efficiency for hotel operations.

The Hotel Nivia Born is located on Paseo del Born, one of Palma's most exclusive areas, surrounded by luxury shops, historic buildings, and just steps from the Cathedral and the old town.
